The living room is very large (60 by 30 feet) and it has a great-looking gray couch with plenty of space around. The red accent color is repeated on the columns, doors and even on the carpet.

This home has an office area and a private vestibule off the 2nd and 3rd bedrooms. All bedrooms are well proportioned with built-ins and custom closets. The master bedroom has a huge walk-in closet and a master bath with a double sink and separate bath and showers.

The rooms are separated from the living area to preserve the privacy of each family member, but the day part is completely open, impressive volume, allowing the installation of large furniture, a perfect place to receive and to party.

Back across the living space, you’ll find the kitchen, which has transparent navy-blue cabinets. Behind the curved wall to the left of the dining area is a bathroom and pair of bedrooms, decorated with peppy colours. Down the hall you’ll find a bedroom with lofted bed, a double bedroom and another bathroom.

All rooms show off bohemian character, the master bedroom is big and bold, with oversized photographs; you’ll find the kitchen, which has transparent navy-blue cabinets. Using simple color combinations made each space work as magic that created a spacious feel. It was in the 1960s that artists began flocking to a neighborhood south of Houston Street, drawn by the abandoned manufacturing lofts with high ceilings, abundant natural light and most importantly, cheap rent. As the bohemian set refashioned these wrecks into live-and-work spaces, they dramatically transformed the neighborhood too.

Channing Tatum’s Loft boasts open-steel stairs, the original pine beams and the building’s original mechanical hoist, which you can spot pictured above. It was originally used as a live/work space, with the office on the bottom two floors, but the ground floor is now being marketed as potential retail.

The steel and pine open staircase connects all four floors of living space. Throughout, there are oak floors, exposed oak beams, and lots of exposed brick.

Despite all the space, there are only two bedrooms: A guest bedroom, with its own marble shower and bath, is on the first floor, and the master bedroom is above. The master bedroom, bathroom and dressing area/closet take up the entire third floor. The bed is separated by a floor-to-ceiling steel and glass sliding door.

The kitchen and dining room take up the entire fourth floor–this townhouse requires a lot of stair schlepping. The listing calls the kitchen “nothing short of perfection.” Fancy appliances include a Viking commercial range, a SubZero refrigerator, and a Miele dishwasher. It’s outfitted with black stained poplar cabinets and black marble countertops. The living room, which features the original mechanical hoist, is located right above on the fifth floor.

Keep on climbin’, this time up a circular staircase, and you’ll finally reach the townhouse’s private terrace. From the lush planted roof deck you’ve got views of New York City to the east, south and west. The listing calls it a “dream home,” and it’s certainly a place worthy of a dreamboat like Channing Tatum. Is his company included with that $6.5 million price tag, too? In that case, we’ll take it.

By U.S. standards New York is a pretty old city, and over the years New Yorkers have been pretty diligent about preserving its historic architecture. As we head into the future, we’re seeing more and more old industrial buildings being transformed into beautiful homes. A great example is this Upper East Side penthouse in a water tower that is not only awesome in concept, but is also stunning to look at. Lili and Lee Siegelson, the couple who own the immaculate home, worked with Olson Kundig Architects, and together they transformed two floors of the building into an apartment big enough for their happy family.

When Olson Kundig Architects began an overhaul of the apartment five years ago, Lee had been living there for a half-decade, having purchased the eccentric tower space — effectively the building’s 18th floor, and tall enough to have its own small mezzanine — as a bachelor in 2004. After he married Lili and they had two kids, the couple added the (much more conventional) 17th floor, and now they had to figure out how to put it all together. “At some point,” says Tom Kundig, principal of Olson Kundig, “you just go, ‘At what point are we grown up? When do we start to make a true home?’ They might not agree with that,” he adds, starting to laugh, “but I see it all the time.”

Making a true home entailed completely gutting the 18th floor and cutting a stairwell through from below. The architects custom-designed many of the interior fittings, including a banquette-bench-table dining nook in the corner of the living room. Their polished refinements of utilitarian materials can be seen in details like the exposed-pulley handle that opens the upper windows. The Siegelsons “came to us because of our industrial sensibility,” Kundig says. “What I think of as industrial is authentic; it embraces the function of the place, the materials, and it’s an expression of how it all works together, and that is what they really liked.” To that end, they left the exposed brick walls alone and used steel-chain mesh to cover the huge arched windows in the living room, which extend nearly to the 19-foot ceiling. “It’s really tough and filters the light, and it’s never going to deteriorate in the sun.” They also added a fireplace and chimney — which, if you think about it, is a little funny with all that water overhead. “Thousands of gallons, just right up there above the apartment!” says one of Kundig’s colleagues when I mention it. No wonder the surrounding rooftop garden is so green.

A few words about the architects of this home: M.N. Ahari, architected the recent renovation, interior designer Fernando Santangelo, (the genius behind one of Hollywood’s havens for the rich-and-famous, the Chateau Marmont), transformed this historic townhouse from an all-white Zen oasis into a brooding bachelor pad for his friend James Oakley, a filmmaker. Oakley, whose stepfather owns the Cleveland Browns, bought the home in 2012 for $5.8 million, but after the extensive renovation he’s now looking to sell the residence for $12.5 million.

Though its presence on Bedford Street dates back to 1836, the interior of this Greek Revival-style townhouse has come a long way from its 19th century roots. According to the Greenwich Village Society for Historic Preservation, who featured the home on their 2014 house tour, the structure was originally two-and-a-half stories high, first owned by Charles Oakley (interestingly of no relation to James), a prolific developer in 1820s Greenwich Village. In the 1920s, the top floor was added as an artist’s studio, and this lounge is what James now considers “the best room in the house.”

The parlor level’s reception gallery welcomes you with a stunning mezzanine featuring Olive Elm Burl veneer walls, Venetian Terrazzo floors, and a nearly invisible glass half-wall that overlooks the 300-plus-square-foot great room on the garden floor, which draws you in with an absolutely magnificent two-story wall of glass highlighting the lush gardens and flooding the interior with an abundance of natural light. This double-height space was a 1989 addition.

Opulently appointed dining and living spaces offer details such as a towering soapstone fireplace, remote-controlled floor to ceiling drapery, and Bardiglio Nuvolato marble radiant-heated floors. The open chef’s kitchen features Crystal Stratus marble countertops, and professional-grade stainless steel appliances. The dining area offers a stunning, built-in Antique Mahogany Armoire converted to a custom built-in dry bar with ice machine.

Though both can seem a tad claustrophobic when compared to the adjacent great room, they take full advantage of the view afforded by their luxurious neighbor and provide an elegant venue for entertaining guests in style.

Speaking of entertaining, the home’s fully finished basement is outfitted with a state-of-the-art home theater and ample wine storage for the devoted wine collector. The colorful fabric walls and recessed lighting beautifully conceal the fact that you’ve entered the home’s lowest level.

When you’re ready to call it a day, the two pin-drop quiet bedrooms await on the residence’s third floor. The inviting master suite overlooks the sunlit southern gardens and offers a bath with Luce de Luna Quartzite slab marble and Barber Wilson custom hardware and the guest suite extends to an oversized spa-like bath retreat.

The Fourth floor presents a dramatic sky-lit atelier/studio with powder room and wet bar, easily convertible to a private master floor. An outdoor spiral staircase leads to the rooftop, which features a sitting area and spectacular views of the surrounding neighborhood.

There is a 29’ deep southern garden with mature cherry blossom tree, along with 2 additional outdoor retreats – each with irrigation and lighting systems in place, remote controlled awnings, and radiant heated floors in select locations.

Outdoor Connection

The residence is transformed by a relocated mezzanine where a sunken interior court with a retractable glass roof connects to the planted green roof garden above. This gesture of subtracting volume from the interior brings the outdoors into the primary living zones. The roof, peeled back, showers the spaces with natural light. When open, ample air flow enters what was once a poorly ventilated and dark loft. By night, the court acts as an internal lantern illuminating the loft below.

In the early twentieth century, this landmarked building served as an orphanage and a school for wayward boys. Today, the steel door opens into a time capsule of the East Village’s countercultural heyday.
